December Market Summary – Wake County General Brokerage Downtown Apex Home Fears of a downturn in the local real estate market, fueled by a decline in sales in September, were short-lived as the Triangle real estate market rebounded nicely to end 2017. Prices continue to edge upward as buyer demand remains strong, especially in the $400,000 price point and below.  Average sales price increased 6% in Wake County.  New home construction, which many hoped would alleviate some of the inventory constraints in the local market, has been unable to keep up with demand. Overall inventory was down 2%, new home inventory increased 16% and re-sale inventory decreased 17%. Current inventory is 61% less than the level in December 2010. Sun Room w/Double Sided Fireplace Week 7 of our new home series.  This week we head to south Raleigh, just off of Ten-Ten Road, to Heather Glen by McKee Homes.  Thanks to Carolanne Savio for letting us take over the model.  I really enjoyed the double fireplace!  Great spot to read a book and relax! This community is just minutes from downtown and features large lots with a variety of floor plans.  Prices range from the low $300s with square footage ranging from 2,225 to almost 4,000 square feet.  This model even had an outdoor fireplace!  Perfect for outdoor entertaining! Welcome to Wake Forest Situated less than 10 miles north of Raleigh, Wake Forest is a prime location for anyone wishing to enjoy a quality way of life with all the benefits of city living. Historical Snapshot Morrisville was named for Jeremiah Morris who donated three acres of land to the North Carolina Railroad in 1852 for a water station, woodshed, and other buildings in support of the railroad. The deed transaction is believed to be on November 30, 1852, which references Crabtree Creek. Jeremiah Morris established the first post office in March of 1852 and became the first postmaster of Morrisville. On April 13, 1865, one of the last battles of the civil war took place in Morrisville. By the early 1870s, the Morrisville area supported at least six general stores, Baptist and Christian churches, a hotel, a steam sawmill, a cabinetmaker, a lawyer, and four physicians. Morrisville’s original charter was ratified on March 3, 1875. Morrisville was re-chartered on April 3, 1947. Morrisville’s population in 1990 was 1,022. Morrisville’s population in 2015 was 24,699 as determined by a Special Census. Week 5 of our new home series!  This week, we are staying in Fuquay-Varina and are visiting Bentwind Bluffs by Massengill Design Build, an Accomplished Second Generation Local Award Winning Home Builder. All Brick Ranch Home This community, priced from the mid $300’s features all-brick ranch style homes with two and three car garages or optional golf cart garage.  These homes are great!  While ar Bentwind Bluffs, we had an opportunity to tour the model home and two of their under-construction homes.  A couple of really cool features were the large-flat lots, available screened in porches and patios.  Kelly and I enjoyed soaking up some sun in the backyard. In addition to meeting with the on-site agent, Nikki Hicks, we also had an opportunity to meet with the president of Massengill, Blake Massengill.  In one of the attached videos, Blake talks about some of the things that differentiate custom builders, like himself, from production builders. I definitely should have brought my golf clubs for this visit because this community is adjacent to Bentwind Bluffs Golf Course!  Best of all, golf carts are allowed in the community and there is direct access to the course.  Optional Memberships are available through Bentwinds Golf and Country Club which offers Golf, Racquet, Swim, Dining and Social Memberships. October Market Summary – Wake County General Brokerage New Home Community in Apex, NC After the September real estate numbers were posted, many that follow the local real estate market feared a possible slow down ahead. The October numbers were generally robust. While the number of showings was down 18% and overall inventory was down 2%; including a 13% decrease in resale inventory, the # of new construction homes increased by 16%.  The ability of residential home builders to rebound from the downturn of the mid-2000’s is a key element of a continued growth of the local real estate market. Over the past few weeks, Kelly and I have been visiting many new home communities across the Triangle.  Many of the communities, especially those in the $350k – $500k price range, have identified that they have been busy with potential buyers viewing their communities. As we enter the holiday season; one that is traditionally a slow period for home sales, it will be interesting to see if the market continues to enjoy growth.
